Liberty Park is a small inland residential pocket of pre-1970 single-family stock — modest 800-to-1,400 square foot homes built primarily during the post-war housing wave, slab-on-grade construction without pre-construction termiticide treatment, original heart-pine and Florida-fir framing still in service across most of the housing. The inspection scope follows the same protocol we use in the surrounding inland-central historic neighborhoods: attic walk, slab-perimeter scan, baseboard tap test, window-sill and door-jamb gallery probe, and visible-evidence documentation of any prior treatment.
Two findings dominate the Liberty Park inspection record. Active drywood termite activity in attic rafters or fascia shows up on roughly half of inspections — typically Cryptotermes brevis, the West Indian drywood, established as the local pest of record across central Pompano for at least four decades. Native Eastern subterranean activity on the slab perimeter shows on about one in four inspections, almost always at points where irrigation has elevated soil moisture against the foundation. Formosan activity is uncommon in Liberty Park because the housing stock lacks the dense mature canopy that supports Formosan colonies elsewhere.
Wood-frame and stucco-over-frame construction dominates the housing stock. Roof systems are wood truss or stick-framed with concrete tile or asphalt-shingle covering. Original cypress fascia is the standard exterior wood material on pre-1965 homes; original wood window sash is present on roughly half the housing. Slab construction predates Florida Building Code Section 1816, which means original slabs were poured without termiticide pre-treatment. Newer CBS infill appears on lots where original homes were demolished and rebuilt during the 1990s and 2000s.
Section A captures active activity by species and location. Section B records evidence of prior treatment — healed galleries, sealed exit holes, painted-over frass stains — because Liberty Park ownership tenure produces homes with informal treatment history. Section C distinguishes structural compromise from cosmetic gallery evidence. Section D records what the family can document and what we reconstruct from visible evidence. Section E discloses any obstructed areas, which on Liberty Park inspections frequently includes wall voids closed during cosmetic renovations and newer drywall installed over original wood lath.
Liberty Park sits in the inland-central Pompano residential corridor. Within Tier 1 same-day inspection range are Coleman Park, Blanche Ely, Ely Estates, Avondale, and the Downtown Pompano Beach civic corridor. The Blanche Ely House Museum and Ali Cultural Arts Center are accessible from most Liberty Park addresses; the Sample-McDougald House is a short drive south.
Long-tenure family owners arranging a written record for the family file. Adult children handling property concerns for aging parents. Real-estate buyers under contract on Liberty Park homes, typically first-time buyers needing FDACS-13645 documentation for lender underwriting. Investors running rental properties scheduling annual inspections as part of property-management cadence.
