Cypress Bend is a series of HOA-managed condo communities — Cypress Bend I through Cypress Bend V, plus the surrounding patio-home and townhome developments built into the same master plan. Construction era is 1981 through 1998, with most buildings completed between 1985 and 1995. CBS construction reduces drywood vulnerability but the slab perimeters, planter boxes, and central courtyard landscaping create continuous subterranean access.

The neighborhood character: cypress trees throughout, ficus along the entry drives, screen-enclosed lanais, and decorative paver patios. The paver hardscape is the single biggest reason we recommend Sentricon® baiting over Termidor® HE liquid trenching here — continuous trenching would require lifting hundreds of feet of pavers per building.

Termite risk profile

• Subterranean — high. Continuous irrigation against the slab plus paver hardscape that holds soil moisture. The classic Cypress Bend subterranean profile.
• Formosan — moderate to high. Mature cypress and ficus throughout the community host documented Formosan colonies. Combination protocol increasingly common.
• Asian subterranean — possible. Tracking activity from coastal-Broward spread; species ID confirmed on every Cypress Bend inspection.
• Drywood — low. CBS construction with limited wood framing reduces drywood vulnerability vs older single-family stock.
